Self - Cert Mortgages

To get a self-cert mortgage you do not have to provide all the supporting documentation regarding income that is required for a full status mortgage. Sounds great but the downside is you will not get as much LTV on the property; maybe only 65% of valuation. Also most banks will increase the interest rate you pay to help cover the extra risk because they perceive self cert Spanish mortgages as higher risk; that is why most banks will not offer them. You will have to make a declaration that you have sufficient income to make the monthly payments.
