application it is worth obtaining an AIP or “Approval in Principle” this is when
you submit a summary application with your details and get the bank mortgage
department to look through your application and decide if based on what you’ve
told them they will be willing to offer you a
Spanish mortgage. This can be done in a matter of days and is a quick way to find out if you fit their criteria. If they give a
positive response then you can start collecting all the documents and getting a valuation on the property to prepare a full application with all supporting
documentation. The initial submission will be just an application form with your
personal details, property details and income and expenditure details.
Approval in Principle Summary
For your full mortgage application you will need to provide the following documentation:
1. Proof of income and ability to make monthly repayments – financial docs etc
2. Proof of personal identity – passport, utility bills etc
3. Proof of tax authority registration in both UK and Spain
4. Property Valuation – by a bank approved valuation company
5. Property deeds, licenses and “Nota Simple” – details of your solicitor
6. Spanish Bank Account
